Bought a million dollar home, and….

Our house is falling apart. Toilets had knicks in it, light fixture broken, dents in EVERY room, white paint splattered everywhere inside and outside, etc etc. stuff that was hammered in falls off, lack of outlets, etc etc.. House is tragic, built so poorly and way over priced. My poor parents thought this would be their forever home but now we are thinking about legal recourse and selling the home.

No not normal wear and tear. This is Chris Hernandez typical work.

He put siding on my house and it flew off within a few weeks. That is just one of many issues. Him and his brother/sister ripped us off as well. He hires people that are learning how to do work.

I came home to find his so called plumber (not a plumber) googling how to connect water. I ended up with a facet that are both cold water. Never hooked up hot water.

I could go on and on. He use to be Varco Builders.

Roof leaks

Own one of the townhomes NVHomes built in Arlington. Almost 80% of the homes have had roof leaks in the same exact spot.

Multiple houses have had two or three roof leaks in the same spot since we bought about 8 years ago. My house has had four leaks. SAME EXACT SPOT IN EVERY TOWNHOUSE. there are about 44 houses in our community.

On one occasion, NV homes was threatened to be sued by the home owners, so they agreed to come and fix some of the leaks, but they never got to the bottom of the issue for many houses. As a result, we are still having roof leaks (my house had leaks 4 times- only one of which NV fixed). NVHomes has not paid or taken responsibility. My insurance company dropped the coverage because of too many issues in such a short period of time.

In fact, most insurance companies wont insure this house any more.

NV is terrible. WIll never buy an NV home or recommend to anyone

OMG drywall guys are horrific. Seams busting, nails popped.

Uneven work. Worst work I have ever seen in my life. Walls were horrible so were ceilings in main part of the house.

Grouting a five year old could have done better.

Brand new home.

NV lies daily. They tried to have us move in without utilities, which was absurd.

We should have never closed. I seriously doubt our bathroom tub distance to the toilet not code.

Warranty work hahaha we had a leak the night we moved in under our kitchen sink.

Their plumber was ridiculous.

NV uses cheap heating and cooling units. Expect to replace by year three.

Buying a new build with NVR? Make sure to put aside about $20k to fix a multitude of things within the first five years. Our shower leaked directly into our basement. A contractor had to rip it out and re-tile. They were appalled (but not surprised) by the job the sub contractor for NVR did. NVR, of course, did everything they could to make sure they didnt help or pay. Shower doors that are crap, dishwasher that never washed a single dish well. Seems to be the norm.

While the quality of the builder is fine, the customer service is horrible. They mislead potential home buyers with signing with their lender own lender, and lock you into buying a home. They will not honor any other lender you want to use. And put up arguments and obstacles when you don't want to use their lender.

NV homes (Ryan Homes) are paying Realtors as low as $1000 and contacting their Buyers on New Construction homes that do not appraise. Giving incentives at time of contracting and only NV Homes benefiting at the end. My complaint is with Ponds Edge in Media.Pa.

Roof leak recently

Only 2 years in Two Rivers home. AC has been repaired 4 times to include a new capacitor. Finishes look like a child did them. Recent roof leak due to NV not covering the roof with proper/code ice/water repellent. And i doubt, even with pictures roofers took, will we be reimbursed. Walls not plumb. NV does not take any pride in their product nor do they fix their mistakes even during the 6 month and 1 year walk thru!

We found out that new homeowners are not allowed to inspect their home anytime during the construction process. They also require a huge deposit they don't put into an escrow account but hold in their own non- interest bearing account.

This development is not luxury, only the price is luxury. Sinkholes, water shed problems, retaining wall collapse & many other development issues, too many to list. Our house has numerous issues, including cracked tiles, cracks on walls, HVAC issues & collapse of closet racks, with clothes all over, as are hats, pocketbooks, on the closet floor. with complaints unanswered. Customer service is a joke.DO NOT BUY from this builder, NV Homes.

In general, the materials and build quality of our NV Home in Two Rivers is quite below what is expected in such an expensive home. we have had foundation cracks, settling issues, multiple service calls for painting and finishing problems and now a significant roof leak. Unfortunately the warranty provided for the roof is only one-year.

Dishonest, unreliable communication.

NV homes sales team is not honest and open in communication or execution of sales. They claim to sell home sites on first come first served basis but they dont. One of the lead sales person revealed that they dont share potential buyers list with their management so they can pick whoever they like to sell a property and they often create false frenzy of buyers list for a special site and then try to sell interested people other sites by not giving them what they truly want or like saying its not available take whats available or it will be gone too. They are simply playing with peoples sentiments.

Owners are unable to change anything color wise when it comes to paint. Drywall is an absolute disaster, nail pops everywhere, caulking looked like a 5 year old applied it. HORRIBLE!

We are so disappointed with the new NV Home purchase from last year in Ellicott City, MD. There are so many issues with the house.

One of many is that the upgraded hardwood floor is chipping off all over the house and we don't even own a dog or wear our shoes in the house. Second, our sump pump was making a loud noise (they said that was normal) and it took a year for someone to come back and forth to finally fix it after I told them the house should not be shaking every time the sump pump comes on. Another issue was water and mud from outside was coming down to our walkout basement. However, the biggest problem we are having since the past year is whenever we turn the heat on or the fan is on, there is a loud bang and a clang that vibrates throughout the room especially in our owner's suite where we sleep.

I am fine if someone can come and fix the problem. NV home supervisor, division manager and Airtron, each kept telling me it's not their problem and they can't fix it. I had to take more than ten days off from work and it is still work in progress. Now, NV home supervisor or the division manager are not even returning my calls.

I didn't want to write this review because I really enjoy our neighborhood. However, I wanted to be fair and let you all know if you are thinking about purchasing a home, stay away from NV Homes.

I don't even know where to start this review, other than do not, under any circumstances buy a new or previously owned NV (Ryan) home. Ryan homes has had a bad reputation in MD since the 1980's for shoddy craftsmanship and cheap, unacceptable builds.

Against my better judgement we bought a brand new NV home a year and 1/2 ago. It has been an issue from the day we settled on it. We did a pre-settlement walk through and created a punch list. The list contained about 20 items that needed to be fixed or addressed.

Only 5 were actually taken care of. We were told that the rest would be best handled after settlement through warranty claims. We have submitted all of the them and then some! To date, we have had several sinkholes, numerous basement wall leaks, windows that won't close without slamming them down, windows that don't latch on either one side or both sides, nail pops too numerous to count (who in this day and age attaches dry wall with nails?), knee wall trim that was never painted, the worst builder grade carpet I've ever seen in my life (I've been alive for 6 decades), numerous doors missing screws from the supposedly attached hardware, not one door handle is sitting or was attached level and straight, walls that are clearly not plumb and so much settling that the kitchen countertop is now 1/4 inch away from the walls.

Did I mention that the refrigerator doors don't line up? One is clearly higher than the other. The microwave sort of works, but the buttons you press stopped making a sound when you press them months ago. The front panel of the dishwasher has odd streaking that won't blend in or come off.

We now are convinced that the appliances they provided with the house were taken from the secondhand store or a scratch and dent back room somewhere. The warranty calls we have made have been answered fairly quickly, but honestly, the corrections done would have been done better by a 5 year old and a lego set. The subcontractor the builder uses for their asphalt work is a joke. Not only do they not the job properly, but they create more mess than needed and are quite rude and mean to deal with, especially if you ask them to clean up behind themselves or not destroy your property while they are fixing things.

The builder provided plat plans to the homeowners, however the easements that are marked on the plat plans for fences and decks are wrong, at least based on the plat plans and variance markings used by the excavating company that was sent out after all of the homes were built to make do the county required swale and pond areas. As note, the excavating for the swale and pond areas is hired and handled by the developer. So I don't know if the builder or the developer or maybe both are responsible for this. The subcontractor that the builder hired to install the sod here never dug the ground down properly, nor did they bring in any top soil to put the sod on.

They simple threw the sod on the lots on top of the 6 ft of clay and rock, attached the sod with thousands of metal spikes and left them. The metal spikes are all coming up and are rusted. I don't recommend walking in your yard without shoes on as you will most likely step on one or more and then require shots for possible tetanus. The lawns look terrible!

Most have not survived and if they have, they are spotty at best and full of weeds. It is costing the homeowners a fortune to correct or try to correct. The vinyl siding is wavy - we were all told that vinyl siding looks like that because of changes in temperature. The builder supplied shrubs or "landscaping" is a joke and seriously cheap.

There have been electrical issues - fuse boxes not done properly, plumbing issues, and so many others there just aren't enough hours in a day to list them. The lack of pride in the build, attention to detail, or even basic quality is just mind blowing.

Tried to inquire as to a date certain for delivery but NV refuses telling us, maybe in December, which according to NV shouldn't be a problem, inferring most people don't celebrate the holidays. Refused to reschedule for a March date enabling us to sell our house & generate funds for the NV purchase. Can't sell our house not knowing when we would be able to settle on the NV House & move. Poor Construction / Soundproofing

Our home is new in the Ashburn area. We live in a 3 Story Interior Townhome. We can hear EVERY step our neighbors take on all 3 levels. We can hear when they move a chair, open/close doors, roll a ball, when their children run (which is all day and night), or drop anything on the floor. We can hear every step they take when they go up and down the stairs. We can hear normal walking as well as stomping. It is a poorly constructed property.
